Pre-Construction

Selecting Your House Design
Your home-building journey begins with selecting a House Design that suits your budget and lifestyle needs from our Easy Living House Designs Collection.
If you’re happy with your choice, we move on to the Free Tender.
For a Custom House Design, skip ahead to Contract Tender.

Contract Tender
At this stage, you’ll pay a non-refundable initial deposit to receive the contract price and any promotions. Mincove Homes then begins essential reports, such as contour surveys, soil assessments, and wind ratings, and initiates preliminary drawings.
For custom design projects, preliminary drawings are presented for your approval. Upon your satisfaction with the drawings, a draft HIA Building Agreement is provided for your review.
Tip: Prior to this step, consult your bank for financial advice to determine your borrowing capacity and avoid potential delays in the early stages of your Mincove Home construction.
Mincove Payment: $2,500 non-refundable deposit.
Mincove Pro Tip:
Before this step, ensure you have sought financial advice from your bank or lending institution as to your borrowing capacity.
Ensure you have reached the stage of formal finance approval with your lending institution and are able to present this in writing.
This will ensure you are not subject to what can be lengthy delays in the beginning stages of building your new Mincove Home.

Building Agreement
The building agreement and working drawings are finalised and are presented to you to sign.
A non-refundable deposit of 5% of the contract price (minus the initial deposit of $2,500) is also required at this meeting.
*Important: Contract terms and conditions cannot be altered past this point.*
Mincove Payment: 5% of contract price non-refundable deposit (minus $2,500 initial deposit)

Approvals & Certifications
Mincove Homes work with you to gain approvals for all required project documentation, including:
- BASIX
- Design Plans (Council)
- Water board
- Construction Certificate or Complying Development Certificate (Private Certifier)
- Any other statutory requirements
Mincove Pro Tip:
Prepare for your colour and inclusion selections by collating example images of the look and feel you’re aiming for and bringing them along to the meeting.
This will ensure our Selections Consultant has a clear vision of your dream home and, can work closely with you to ensure your new Mincove Home meets your expectations.

Selections Meeting
We set aside a full day for your Selections Meeting with our Colour Selections Consultant at Mincove Homes. Here’s what to expect:
- Meeting Start: The day begins at Mincove Homes Head Office in Albion Park Rail, where you will have the opportunity to choose your colours and inclusions* for your new home.
- Exploring Upgrades: This is also the perfect time to discuss any upgrades you might want, whether they are outside of our standard inclusions or related to your specific specifications.
- Tile and Kitchen Selection: You will then our Tile and Kitchen Suppliers on the same day to finalise all your selections.
Please note: this process is not applicable to House and Land Packages.
