What does it cost to build a home?
Here at Mincove Homes, we offer two different pricing avenues depending on the nature/complexity of your build. When you visit one of our award-winning display homes, you’ll receive a price list that details our ‘Base Price’ for each design applicable to your block. However, please note that this price is for the house itself and does not include site costs and upgrades. For a detailed breakdown of the total cost of your build, you can opt for one of the following options:
Easy Living Homes – Free Tender
This is available for all our Easy Living designs, designed for nearly flat blocks. A free tender provides an obligation-free quote for building your desired home on your block, including site costs, inclusions, the base price, and any other anticipated construction costs. Your New Homes Consultant will guide you through each aspect of the tender, ensuring complete transparency in the cost breakdown.
Exclusive Collection – Paid Tender
Our ‘Exclusive Collection’ comprises Split Level designs built on sloping blocks. With a more challenging block, a paid tender is required, involving more time and effort to obtain quotes from multiple suppliers and design/engineer your house for the specific block. The actual cost for the tender can be negotiated with your New Homes Consultant, depending on the build’s scale and difficulty.

Is it possible to change the floor plan layout?
Absolutely! We allow you to customise any of our designs to suit your specific needs. Adding m² to your home will naturally increase the base price, but moving internal walls can often be done at little to no additional cost, as long as it’s within reason. Learn more about custom builds.
What are site costs?
Site costs include three categories:
- Site costs
- BASIX requirements
- Council fees
These are essential when building a new dwelling and are not included in our base price due to variations depending on factors like council fees, build complexity, existing fencing, soil type, ease of access, and more. After a consultation with your New Homes Consultant, you’ll receive an estimate of these costs based on your house design and building address.
What are your standard inclusions?
At Mincove Homes, we offer industry-leading standard inclusions, featuring brands such as Phoenix Tapware, Polytec, Stegbar. Colorbond, Westinghouse, and more—all included in our standard base price.
Do you include floor coverings in your base price?
We value your unique preferences and understand that selecting floor coverings is a personal choice. Rather than limiting your options, we offer the flexibility to choose from a wide range of floor coverings.
Whether you have a specific vision in mind or wish to explore different options, we are here to assist you every step of the way. We can source various tiles, carpet, or other materials tailored to your preferences, or you can even choose to install your preferred floor coverings after handover.

I have DA approved plans, can you build it?
We appreciate your interest in Mincove Homes and your DA approved plans. However, at this time, we focus exclusively on building our own homes. By maintaining this dedicated approach, we can guarantee the highest level of quality and provide an unparalleled experience for our clients.
We are confident that our skilled team will work closely with you to create a custom home that meets your exact specifications and exceeds your expectations.
What façade options are there?
Am I allowed to choose my own colours and selections?
Absolutely! Our Selections Consultant will work with you to choose a scheme for your new home that best suits your surroundings, personality, and lifestyle.
What if I don’t like the façade on display for the design I have chosen?
You can customise your home with any facade type you like.
We will guide you on what will suit, help with material selection, and inform you of the associated costs with your selections.
Do you offer any warranties on your new homes?
Yes, we provide a comprehensive 25-year Structural Warranty on all our new homes, giving you peace of mind and confidence in the quality of our builds.
Can I make changes to the standard inclusions or upgrade certain features?
Absolutely! We offer a range of upgrade options for our standard inclusions, allowing you to personalise your home and add features that align with your preferences and lifestyle.

What is the estimated timeline for building a new home with Mincove Homes?
The timeline for building a new home can vary depending on factors such as the complexity of the design, site preparation, and weather conditions.
On average, the construction process takes around 6 to 12 months from the time the contract is signed. However, our team will provide you with a more accurate estimation based on your specific project.
Can I visit the construction site during the building process?
While we prioritise safety and compliance with building regulations, we understand your curiosity and enthusiasm to see the progress of your dream home.
During designated times and under supervision, we can arrange site visits for you to witness the various stages of construction.
Do you have any sustainable or eco-friendly building options available?
Yes, we offer sustainable building solutions and eco-friendly features to cater to environmentally conscious homeowners. These options may include solar panels, rainwater harvesting systems, energy-efficient appliances, and more.

How do I secure a spot in your building schedule?
To secure your spot in our building schedule, we require an initial deposit, which will be deducted from the total contract price.
