What adds great resale value to your new home?

Nov 7, 2018 | Project Homes, Inspiration

When enthralled in the excitement of designing and building your new dream home, you could be forgiven for not thinking as far ahead as adding resale value.

However, your new home is going to be your biggest life investment, and the unfortunate reality is that circumstances can change and a time may come when you’ll need to up/downsize.

Don’t fall into the trap of putting so much time and effort into this home, to not get the most out of it when/if the day does come when you need to sell!

Here are some ways to add great resale value to your home:

Multiple Living Areas

Multiple living areas are one of the main ways you can add resale value to your home.

Together with the traditional kitchen and lounge area, adding more space allows larger families to spread out and each space can serve a different function.

One of the most popular indoor additional living area is the home theatre room.

This room is designed specifically for watching movies, bingeing your favourite TV shows or playing some PlayStation.

They’re less light filled than other living areas, which provides optimal conditions for creating an immersive visual experience.

Outside, the alfresco area is a must-have for any modern Australian home.

Not only does it add great re-sale value to your home, it’s the perfect place for entertaining outdoors, and is often a seamless extension of the kitchen and dining areas.

Well Equipped Kitchens & Entertaining Areas

The kitchen is the heart of the home and is one of the most important spaces for a new buyer.

You can add resale value to your kitchen through the inclusion of quality fixtures and fittings.

Adding the modern look and practicality of Ceasarstone throughout the kitchen, bathrooms and even the laundry not only adds direct value due to being a high-end product, it also helps tie different areas of the home together through consistent colour pallets.

Kitchens really do sell houses, using products such as Smeg appliances & Phoenix Tapware throughout creates an impactful feeling of quality that can really resonate with buyers and be that one difference maker between your home and the one around the corner.

You can add even more resale value with the addition of an outdoor kitchen to your alfresco area.

Gone are the days of buying a $200 BBQ from a hardware shop and needing to replace it every year or two, outdoor kitchens are becoming more common place in new builds and help create the perfect entertaining space.

Our outdoor kitchen package, which currently features a Beefeater BBQ, 145L DeLonghi beverage cabinet, custom joinery, Ceasarstone benchtop, sink and Phoenix Tapware adds immeasurable value to your home.

Just think of the headline on the marketing brochure, “An entertainer’s dream!” – sounds pretty catchy to us!

Sufficient Storage

The golden rule when it comes to storage is to overestimate rather than underestimate – you can never have too much!

You can add resale value by including practical storage solutions – such as built-in robes with clever shelving in the bedrooms and a large walk-in robe in the master.

Plenty of linen and general storage spaces can be incorporated throughout the home and are especially useful close to the bathroom and living areas.

A large pantry in the kitchen could also be a huge point of difference for a large/growing family.

Bathroom storage is also a contentious area. Where do you stash your cleaning supplies and personal grooming items when you have people over?

While a slim vanity floating vanity with minimal bench space might look nice in the showroom, think about how practical it would prove to be after living with it for 12 months.

Not necessarily a deal breaker, but it’s a lot cheaper to get right the first time!

A quote from The Block’s Shayna Blaze on storage: “If you don’t like clutter and like to keep your area clear, make sure you have plenty of storage in all rooms of your home so that you can put things away when they aren’t being used.

Street Appeal

It’s true what they say, you can only have one attempt at a first impression!

The façade of your home can drastically affect the resale value of your home.

What might cost you an extra few thousand during construction could equate to tens of thousands when your home goes under the hammer.

Our top tips?

  • Be realistic with your landscaping. Don’t plant a garden you can’t maintain.
  • Maintain condition. When it comes time to sell, repairing damaged areas will make a difference to the appeal of your home. Ensure you maintain the condition of your windows, gutters & exterior walls – this should hopefully minimise the need for repairs down the track.
  • Dress up or replace the front door. Adding a fresh coat of paint or simply a new door can make your home memorable! Consider more vibrant colours for the door – providing they don’t clash with the rest of your façade!

High Quality Finishes

From your appliances through to your roofing – it all adds up to a beautiful, well presented home with a higher resale value.

Here at Mincove Homes we pride ourselves on offering only the highest quality inclusions as standard on all our new home builds, regardless of your budget.
